Steps to purchasing a Ritz-Craft Home

The purchase of a new home is one of the major milestones in anyone’s life.  Not only can it be an event filled with excitement, emotion and anxiety, but also one of the largest investments that you can make.  Ritz-Craft Homes has put together a list of steps to ensure your home buying process runs smoothly, so that you can experience the pleasure and satisfaction of being a new home owner.

Step 1: Setting a budget and securing financing

When it comes to financing, system-built homes are treated the same as homes built on site. To help you decide how much to spend on your new home, consult with your local lender about all financing options. Keep in mind that your ideal monthly loan payment should be approximately 25 to 33 percent of your monthly gross income. It is best to set your budget first; this way you know up-front the size and style of home you can afford.

Step 2: Choosing your dream home and your amenities

Begin building your dream home by browsing the hundreds of floor plans and amenities which are searchable on this website. When choosing a floor plan don’t forget to consider the future needs of you and your family in addition to your current needs! Once you have selected a floor plan, contact your local builder to begin the process of customizing your home with amenities to fit your lifestyle.

Step 3: Selecting your building site and completing a site inspection

One of the best things about building a Ritz-Craft home is that YOU choose the location. Your local Ritz-Craft builder can build on your existing lot or they can assist you in finding land. Your home builder will also perform a site inspection of your location to determine if your site meets the building requirements of your chosen floor plan. A site inspection also allows appropriate planning for any contingencies, including adequate road/driveway access, compliance with local codes and regulations, possible flood plains, etc.

Step 4: Placing your order and signing a purchase agreement

Now that you’ve selected your home and all its amenities, double checked the floor plan and secured financing, it’s now time to place your order!  Your builder will provide you with a purchase agreement for the home and the remaining site development. This agreement is required, along with a deposit, to begin production on your new home.

Step 5: Building of the home, transportation and move in!

While your new home is being built at one of Ritz-Craft’s regional production facilities, you and your builder will determine a schedule for site development and foundation construction. Your home will be safely transported to your site and then set on your permanent foundation in approximately 6-8 weeks. Depending on complexity, your home will be 80 to 90 percent complete at the time of delivery. Once the home is set on its foundation, your home builder will complete the building process. This may include completing mechanical, electrical, heating and plumbing systems as well as finishing marriage walls, shingling, flooring and the building of any on site porches or garages. Once your home is complete, your builder will do a final walk through with you to ensure your satisfaction. Upon closing with your mortgage company, you will be presented with a certificate of occupancy and you are ready to move in. Congratulations, and welcome home!
